take any delivery times with pinch of salt.

also dont accept payment structure they provide, this can be changed & not fixed in stone.

see if you can get them to accept bank guarantor (i know legal they have to but seem to have ignored this in past).

build quality is ok but not outstanding.

also know what size the property is, a lot of properties are a lot smaller than those of similar type a few years ago.

properties are selling a lot slower at present so get them to offer discount or include extras.

if all else fails there are lots of resale properties available.
