when we used to rent our house, we only rented to couples or families.

this cuts out the majority of the rowdy element.

also you could also do over 25's as well.

we only once had problems with a younger 2 lots couples who rented.

they were never allowed back again.

We don't rent our house out but I can appreciate that it must be frustrating to find renters who abuse community rules or are unsociable in their behaviour however I can't see how anyone who rents out can be sure of who they are renting to - unless they know them and at least with renters their antisocial behaviour may only last for a week or two imagine those renters as buyers and you would be stuck with them on a permanent basis.
