Default Landlord/Estate agent not taking rent....?
The estate agent that are letting a flat to myself and two friends haven't taken any rent as yet. We moved in on the 8th July this year, paid a months deposit up front (to be received back at end of tenancy) and a months rent upfront. Since then 3 months have passed and they haven't taken rent on the 8th of each month.

Initially I emailed them twice on the first month, and called leaving a message for the guy who'd dealt with our tenancy. The second month, no payment taken, sent email and left voicemail. No response. Anyway, 3 months have passed and they haven't taken any rent.

Going back a bit. On our moving in day, I was asked to fill out a standing order for the rent sum to be transfered from my bank to them every month. I filled it out. They called me later that day to say the estate agent had got me to fill out the wrong form, and could I pop back in to redo the form. Fine, so I went in and the estate agent that was working couldn't find any fresh forms, so tipexed out someone elses standing order request and got me to redo the form with my bank details. They called back a few days later to say the estate agent had been wrong in getting me to fill in a tippexed form and could I fill in a fresh one. So off I went back to their office to fill out a third form.

Anyway, obviously as you can see they're relatively incompetant. So no money has been taken, even after 3 forms and 3 months. Do I pipe up? Or do I leave it? I have 2.5k of money in my bank, collectively mine and my housemates.

You want to know the funniest thing of all? We live above the estate agents and are living rent free....

Just keep emailing them each month and at the same time deposit the rent money on some account with highest possible interest . . .

Keep collecting the money each month, and keep banging on about it.. As long as you keep collecting, there isn't anything wrong your end then, if the landlord asks for it one day out of the blue he could have it straight away [yes] You've trying contacting them, what more can you do.
