That is not true. there is so much extra fluff in that rate, the banks sell your mortgage over and over again, so they all take a little bit of profit off your hard earned money.

the rate you pay should be always the very bare bone rate, and no bank should be selling your mortgage around like a 5 dollar jewsih whore.
